I think 2% is OK.  I'm hoping to sell around the $250K asking price.

Some questions:

1) Are you a full-time agent?
2) Do you work for Metro Realty?  And will this transaction happen under
   their perview?
3) I'd like some references.  Could you send me an activity list that
   covers the sales you've made over the last year?  If you don't feel
   comfortable sending the list by e-mail, tell me and I'll provide my
   mailing address.
