OK.

Probably urban, although my girlfriend wants a yard and/or a deck for
gardening.  (I consider Berkeley to be "urban", though to a smaller extent
than San Francisco.)

30 mins max.  Ability to sit down is a big plus, but not necessary.

Price range: probably $800-$1000 for 2 people.
